Property Services - DEA Level 3
Awarding Organisation and Level
City & Guilds Level 3
Course Overview
Energy Assessors wishing to produce Energy Performance Certificates (EPCs) for existing homes will need to gain the Diploma in Domestic Energy Assessment. This will allow them to become accredited as Domestic Energy Assessors (DEAs). All homes now require an EPC when sold or rented to a new tenant.
The course includes full training in the RdSAP methodology used to assess existing homes and in the use of EPC reporting software to produce the EPC. It also includes the opportunity to gain practical skills and assess real homes under the guidance of our experienced course trainers.

Training/Study Options
Learners will be allocated a personal assessor and supplied with all the necessary reading and assessment material. Upon enrolment, the learner will be required to undertake a period of self study from the resources we provide. It is expected this can take between 40 and 60 hours but depends on the progress the learner makes.
Learners will then attend a 5-day practical training course at one of our training centres either across a full week (Monday to Friday) or across three weekends (Friday & Saturday). This will cover all aspects of the course, introducing the elements of RdSAP and practical training in EPC’s and data completion. During the course each learner will visit three local properties and produce an EPC for each of them.
On the final morning of the course each learner will undertake a 50 question multiple choice examination, with a re-sit in the afternoon, should it be necessary.
After the 5-day course each learner will be required to submit 5 EPC’s as the final part of their coursework. Learners can include 2 of the EPC’s that were done during the 5-day course.
Learners must also assemble a portfolio of evidence of their competence, including EPCs for five real homes. Each learner is assigned to an assessor to guide them through this process. The assessor formally assesses the portfolio to verify that the learner meets the requirements of the standards.
If you wish to enrol 6 or more learners from a single organisation, we can arrange to come to your own premises to deliver the necessary assessment and training days.
As a large part of the course involves collecting evidence and assessment, learners will need to be in a real working environment where this can be done. They will also need to allocate some time for organising and planning your course work and progression.
Entry Requirements
There are no formal entry requirements for learners undertaking this qualification however, as a centre, we would need to ensure that the learner has the potential and opportunity to successfully gain the qualification.
Good levels of English and Maths plus a basic level of IT skills would also be desirable.
Duration of Course & Locations
Training would be delivered within one of our training centres:
- Rayleigh
- Chelmsford
It is anticipated that the length of the programme will be 2 to 6 months although this will depend on the learner’s progress through the course.
